Prettygate went up mainly in the 1960s and 1970s, next door to Shrub End on the south-west side of Colchester: semis, detached houses and bungalows arranged along curving estate roads, most of them with a front garden and a drive. It has stayed settled. Families move in and stay, or retire in place, and the housing has never had the churn that the rented parts of town live with. That shows up in the carpets more than anywhere else.

Carpet in a house like this is often either original to a long occupancy or the one replacement made somewhere along the way. Prettygate Questions Answered

Our house went up in the early 1970s and the lounge carpet is not much younger. What can realistically be done?

A great deal more than nothing, and less than a new carpet. Carpet from a long occupancy carries years of soil that cleaning genuinely removes, so the colour usually comes back further than people expect. What does not come back is pile that grit has worn down over the same period. Louis separates the two before starting, so you know which part of the result is achievable.

We have a driveway. Does the van need to be on it?

Not necessarily, only close enough to run hoses to the door without crossing anywhere awkward. A drive makes that simple, which is one of the practical advantages of this part of Colchester, since off-street parking is the norm rather than the exception. Say when you book whether the drive will be clear, because a car in the way on the day costs time.

The estate roads here curve and run a long way round. Does that affect anything?

Only in finding the place, so give the full address and a landmark if your road bends out of sight of the entrance. Once Louis is outside the house, the curving layout makes no difference to the work at all. Deep front gardens and set-back frontages occasionally mean a longer run from the van to the door, which is worth flagging if yours is unusual.

There is a dark patch where an armchair stood for twenty years. Will the pile come back up?

The crushing usually improves and often recovers most of the way, because pile that has been compressed rather than worn can be lifted during cleaning. Colour is the other half of it. Carpet shaded by furniture for two decades has faded less than the carpet around it, so a difference in tone can remain even once the pile stands up again.

We had new carpet fitted upstairs and kept the old one down. Should both be cleaned at the same time?

There is no rule saying they must be, and often it makes sense. New carpet benefits from being cleaned before it looks like it needs it, and the older carpet downstairs is where the real work is. Doing both in one visit avoids a second trip. Louis will say if the newer carpet is genuinely too clean to be worth including yet.

The grandchildren visit and the carpet takes a hammering. Is cleaning it regularly worth it?

Generally yes, because the damage grit does is mechanical. Soil left sitting in a carpet gets walked into the fibre and abrades it, so a carpet cleaned periodically wears more slowly than one only cleaned when it looks desperate. That said, nobody needs a cleaner every few months. Ask Louis what interval makes sense for your rooms and the way they are used.

The hall, stairs and landing are all one carpet. Is that treated as a single job?

It is treated as one continuous area, because that is what it is, and the stairs are the slow part of it. Every tread and riser has to be worked by hand, and the nosings take more wear than anything else in the house. Tell Louis how many stairs there are and whether the flight turns, and the visit is planned around that.

We are putting the house on the market. Is cleaning the carpets first worth doing?

Often, though it is your money and you should hear the limits. Clean carpet photographs better and removes an obvious objection at a viewing. What it will not do is disguise carpet that is worn out, because a buyer standing in the room can see the difference between clean and new. Louis will tell you which of those two your carpet is.

Is there any point cleaning a carpet we intend to replace next year?

Sometimes, and sometimes not. If the carpet is sound and simply dirty, a clean buys you the year in reasonable condition. If it is worn through in the traffic lanes, cleaning will make it a cleaner worn out carpet and nothing more. Describe the state it is in or send a photograph, and you will get an honest answer rather than a booking.

The conservatory has hard flooring and it has gone dull. Can that be included?

Possibly, and it depends entirely on what the floor is. Hard flooring is a broad description covering surfaces that need genuinely different handling, and the wrong approach on the wrong one causes damage. A washing machine overflowed into the kitchen and hall. Would that be an insurance matter?

That is a question for your insurer first, and worth ringing them before anyone else. If they want the cleaning side documented, Louis can set out what was affected, what work was carried out and why it was needed, in plain language you can pass on. What he cannot do is tell you what your insurer will pay, because that decision is entirely theirs.
