Kelvedon grew up along the old road between Colchester and Chelmsford, and the High Street still runs straight through the middle of it. The buildings along that street are period, some of them timber framed, and the houses behind and among them follow the same pattern: small rooms, thick walls, low ceilings and staircases that were built before anyone thought about getting furniture up them. Carpet in a house like that concentrates its wear into a very small area, because there is only one route through the ground floor.
Around that older core sit the modern estates, and they are a completely different job. Open-plan downstairs means one continuous run of carpet or hard flooring with no doorway to catch anything, so soil brought in at the front door travels further before it settles. Light coloured carpet in a new-build shows the traffic lane in front of the sofa within a couple of winters. Neither type of house is harder than the other, but treating them the same way is how people end up disappointed.
The station puts the village on the main line, which fills a good part of it with people who leave early and come back late. That shapes the work in two ways. Houses stand empty through the day, and the front door takes concentrated use morning and evening rather than steady use all day. The River Blackwater runs through the village as well, and anyone who has had water reach a downstairs room knows that carpet and underlay hold it far longer than the surface suggests.

We are on one of the newer estates and the downstairs is open-plan. Does that change the job?
It changes how it is planned. With no doorways to break the space up, there is no natural stopping point, so the whole area is treated as one and the traffic lanes through it are worked separately. It also affects drying, because you cannot shut one room off and carry on using the rest of the house. That gets talked through before the visit.
Our cottage rooms are small and full of furniture. Do you move it?
Smaller items are moved and put back. Heavy or fragile pieces are usually better left where they are and worked around, and in a small room that can mean a genuine limit on what is reachable. Say what is in the room when you enquire so it is not a surprise on the day, and Louis will tell you honestly what will and will not get cleaned.
The High Street carries constant traffic. Is access from the front a problem?
It needs planning rather than luck. The equipment has to stand close enough to run hoses to your door, and on a busy through road that is not somewhere a van can sit indefinitely without arrangement. If there is a rear access, a yard or off street parking, that is usually the answer. Tell Louis what your property has when you book.
We are out on the train all day. When can this actually be done?
That depends on how the week is already booked, which is why no fixed answer is printed here. Ring and ask about the dates you have in mind and you will get a real one. Someone needs to let Louis in, and it helps to have a person there at the end to hear what was and was not achieved.
We are near the Blackwater and water came into a downstairs room. What happens now?
Ring as soon as you can. Water travels along the backing of a carpet, under the edges, into underlay and into the base of anything upholstered standing on the floor, and it does far more damage sitting there than it does arriving. Be ready to say where it came from, roughly how long it has been there and which rooms are affected. Photographs are worth taking either way.
Our stairs are the steep old kind. Can they be cleaned properly?
Yes. On an original staircase the wear falls on the front edge of each tread rather than across the whole of it, so those edges are given their own attention instead of a single uniform pass. The equipment is set up at the bottom and worked upwards, which keeps everything off the treads you would otherwise have to walk on.
The carpet in our new-build already looks grey in front of the sofa. Why so soon?
Because that strip takes every journey through the room while the rest of the floor takes almost none, and a light coloured modern carpet hides nothing. Most of what you are seeing is soil rather than wear at that age, and soil generally lifts. Louis will check whether the pile has actually been abraded before telling you what to expect.
We are moving into a Kelvedon house shortly. Clean before or after moving in?
Before, almost always. An empty property is a simpler job with no furniture to work round, every room can be reached, and the whole place can be aired properly afterwards. It also means you find out what the carpets are actually like before your own things are standing on them, which occasionally changes what people decide to keep.
Can hard flooring be done at the same visit as the carpets?
Often, but it is agreed beforehand rather than added on the day, because the floor has to be identified first and confirmed as suitable. Tell Louis which rooms have hard flooring and what you think it is, or send a few clear photographs. He will tell you whether it is covered before anything is booked.
Do you cover the streets off the High Street as well as the estates?
All of the village, older part and newer part alike. If you want to be certain about your own road, say your postcode when you enquire and you will get a straight answer rather than a vague one. The type of property matters far more to the quote than which end of Kelvedon it happens to sit in.
How is a job here priced up?
On what is actually there: how many rooms are carpeted and how big they are, how many pieces of upholstery, the condition everything is in, and how the access works. That is why the useful thing to do is describe the property honestly, including the parts you would rather not mention. A quote built on a rosy description is not a quote worth having.
