Greenstead sits on the east side of Colchester, and most of it went up in the decades after the war as council housing. Plenty of it has since been bought or let out privately, but the buildings themselves have not changed. They are solid, plain and sensibly laid out, with rooms of a decent size and staircases that run straight rather than turning. That makes for straightforward carpet work. We rent a house in Greenstead with four students in it. Can the carpets be cleaned while everyone is still living there?
Yes, although an occupied shared house needs a bit of organising. Rooms are done one at a time, so somebody has to agree which room is clear and when. Tell Louis how many rooms are carpeted and who arranges access, because in a shared house that is often not the same person for every room. Drying time also matters more when nobody can move out of the way.
Our landlord wants the carpets done before new tenants move in. Who arranges that?
Whoever is paying, usually, and it helps if that is settled before anyone rings. Louis needs to know how many rooms are carpeted, how long the last tenancy ran, whether the property will be empty and who is holding the key. An empty house is a simpler job with nothing to work round, and he will say honestly if a carpet has reached the end rather than cleaning it for nothing.
The sofa came with the house and nobody knows how old it is. Where does that leave us?
It leaves the fabric to decide. Louis checks the covering, looks at the construction and tests an area that does not show before any cleaning starts. Some furnished let seating cleans up far better than people expect. Some has taken so much use that cleaning will not change a great deal, and a small number of pieces are not suitable for wet cleaning at all. You will be told which you have.
Greenstead houses mostly have a plain straight staircase. Does that help?
It does. A straight flight with square nosings is quicker and more predictable to work than a turned staircase with winders, and the wear pattern is easier to read. Stairs still take more punishment than anything else in a house, so they are worked separately from the landing rather than being given the same pass, but the layout here is on your side.
Is there room to park on Greenstead streets while the work is done?
Usually, and it is worth mentioning when you book anyway. The equipment has to sit close enough to the property to run hoses in through the front door. Most of the estate has space in front of the houses or on the road, but some terraced runs and courts are tighter than others, so say what your street is like and it can be planned round.

A bedroom carpet smells of a pet the previous tenants had. What can be done?
It gets assessed before anything else, because pet contamination almost always reaches further than the visible mark and often goes through into the underlay and the floor beneath. Cleaning the surface of a carpet that is contaminated underneath achieves very little. Louis checks how far it has travelled and tells you plainly whether cleaning is likely to help, whether more needs lifting, or whether the carpet has had it.
How long do carpets take to dry in a house full of people?
Longer than in an empty one, because ventilation does most of the work and a busy house tends to keep doors shut and windows closed. Drying time depends on the carpet, the method used and the room itself, and Louis gives you a realistic figure for your own rooms before he leaves. Walking on a damp carpet in outdoor shoes undoes a good part of the job.
There is a burn in the lounge carpet from a previous tenancy. Does the whole room have to be replaced?
Often not. A burn is exactly the sort of small, local damage worth assessing for repair, because relaying an entire room over a patch the size of a hand is an expensive answer to a small problem. The deciding factor is usually whether matching carpet can be found, from fitting offcuts or from inside a wardrobe. Send a photograph and you will get a straight answer.
The kitchen floor has gone dull and mopping does nothing. Is that something you take on?
Possibly, and the first step is working out what the floor actually is. Hard flooring covers a lot of different surfaces and they do not all take the same treatment, so tell Louis what you think you have or send a few clear photographs. He will confirm whether it is suitable before anything is booked, rather than turning up and finding out at your expense.
